Back in August 2001 we were awarded a very testing contract that would require the full commitment of the company and all of its expertize and experience.

This +£200k project required the full substructure, superstructure and redecoration package, from underpinning works to fitted carpets.

The project, which is now a bit of a local talking point, is situated in Aylesbury, Buckinghamshire and is a four story block of maisonette style dwellings that are suffering the effects of subsidence. The property, constructed in the early 1970's is believed to have suffered as a result of a deep pipe excavation that was carried out adjacent to its flank wall some 10 years ago. The lack of compaction during the backfill operations caused the buildings foundation to slip and subside.

The project firstly required the installation of 3m deep underpinning along the existing foundations so that the 12m high flank wall of the building could be demolished and rebuilt on new 3m deep strip foundations. The engineer wanted the three floors and the roof to remain in place throughout the this work, subsequently we installed a forest of temporary works to support the floors and roof and provide lateral restraint to the free standing rear wall prior to demolition works (please see adjacent pictures).

During the rebuilding of the flank wall it was necessary to jack up and re-level the existing floors effected by the subsidence movement. In addition the roof needed particular attention as it affected the rainwater drainage across the entire flat roof, unfortunately we were unable to re-level the whole roof as the majority of the building was occupied by residents, it was therefore prudent to use a tapered roof insulating board system designed to create falls to the existing rainwater outlets.

The contract has and will require a sustained input from almost every trade from groundworkers, bricklayers, plasterers, finishers, carpenters, roofers, tilers, plumbers, electricians and decorators. All of our employees and staff are enjoying the challenge and are completing the project with pride.

The Design and Repair scheme has been detailed and overseen by a local engineering consultant, David Carr Associates, and Contract Administrators, Building Advisory Services limited.

The overall project is expected to be finished by early may 2002, some 8 weeks ahead of programme.
